Friend Housing
This housing type is suitable if you want to live with friends. You rent the entire flat and can sublease the other bedrooms to friends who are also students.
Responsibility
As the applicant and the one signing the tenancy contract with SiO, you take on a lot of responsibility. You are liable for the actions of your subtenants, for ensuring the rent is paid, for complying with the contract with SiO, and you will be responsible as the landlord for your subtenants.
Subleasing
To add you subtenants to your application, you need to download this form, fill it out, and send it to us.
Please remember that all subtenants must be approved by SiO. They must also be students and meet the criteria in our Allocation regulations.
You may sublease the other bedrooms for the entire period you are living in the flat, regardless of the usual six-month limit for subleasing.
We recommend that you sign sublease contract. Here you can find a sample sublease contract you may use.
Agree in advance
Before you apply and sign a contract, it's especially important that you discuss your expectations with each other. It’s a good idea to write down what you agree on.
Who will have the tenancy contract with SiO?
How do you split the rent?
Can everyone afford to pay their share of the rent?
What happens if someone suddenly can’t pay?
Or if someone causes damage and you receive a compensation claim from SiO?
What if someone wants to move out? Or go on exchange?
How will you divide up household chores and buy shared items like cleaning supplies or toilet paper?
How often is it OK to have guests, and should this be agreed in advance?
How will you raise concerns if problems arise?
It’s not uncommon for conflicts to arise when moving in with friends. This is often because you have different expectations and haven’t talked things through beforehand.
Furniture
The flat is furnished with a table, chairs, sofa and sofa table. There may also be some other furniture included.
The bedrooms come with closets, but are otherwise unfurnished.
It is not permitted to remove or replace the furniture that comes with the housing. If you do not want this furniture, we recommend that you apply for unfurnished housing types instead.
Kitchen and appliances
The flat has an open living room and kitchen area. The kitchen comes with a stove, refrigerator and dishwasher.
Bathroom
Each bedroom has a private bathroom with a shower, sink and toilet.
Laundry
You will get access to the common laundry facilities. Read more about laundry and prices here.
It is not possible to install your own washing machine in your residence.
Replacement of elevators in Olav M. Troviks vei 2 - 4
We are replacing the elevators in Olav M. Troviks vei 2 in the second half of 2025, and the elevators in Olav M. Troviks vei 4 in the first half of 2026. The elevators will be out of service while the work is ongoing.
We have opened a temporary passage between the corridors in buildings 2 and 4 while the elevators are being replaced, so that tenants without a working elevator can use the elevators in the other building.
Elevator replacement in Olav M. Troviks vei 4
Work on the elevators in building 4 will take place: February 2 - May 22.
The elevators must be controlled and approved before they can be used. This is expected to happen by May 29, 2026.
Tenants in building 4 will get temporary access to the main entrance of building 2 during the works. It will only be possible to walk between the buildings from the 2nd floor and up, and tenants in building 4 will only have access to the floor they live on.
Working hours are Monday to Friday from 07:00 to 17:00. There will be construction noise throughout the period, with significant noise during the first 12 weeks of the elevator replacement.

The floor plan is only intended to be an illustration of the layout of the flat. It is not measurable and deviations may occur.
Some of the pictures are digitally furnished and styled to show how the room may look when furnished. Therefore, there may be some discrepancies in the size of the furniture in relation to the room.
The degree of wear and tear will vary from unit to unit. This means that the standard may be worse or better than the housing in the pictures.
Colours, flooring, fixtures and other things may also vary.
Rent
The rent includes electricity/energy, heating, internet, stairwell cleaning, water, and hot water.
Tenants must provide their own router or network cable to connect to the internet.
Please note that the price is adjusted on August 1st each year.
The stated price applies to students who meet the criteria in our Allocation regulations. For other tenants, there will be an additional 20% added to the rent.

When renting student housing through SiO, the Tenancy Act §11-2 on student housing applies. This means you have fewer rights as a tenant, compared to renting other types of housing.
The rental period is fixed-term and will end on a set date. Here you will find guidelines on how to apply for a new tenancy contract later.
Kringsjå Student Village
Our largest student village Kringsjå is nicely located in the north of Oslo with the forest Nordmarka as the nearest neighbor. Here, you have outdoor life right outside your doorstep and the city is just a subway ride away. There is noisy construction work at Kringsjå. Read more further down on the page.
We are building three new buildings at Kringsjå
The buildings will be located on what are currently the two large car parks in the north-east part of the student village. The construction project is estimated to be completed in January 2028.
Preparatory work
From April 7 to May 30, 2026, we will carry out preparatory work at the car parks:
Excavation work will take place from April 7 to May 30
Installation of tower cranes with lights will take place from April 13 to April 24
Concrete and casting work will take place from April 13 to May 30
The work listed above will cause noise. There will also be occasional piling, blasting and rock-breaking work. This may result in intermittent significant noise.
Construction of the new buildings
We will construct one building on what is currently the small car park between Olav M. Troviks vei 8–10 and 18, and two buildings on what is currently the large car park by Olav M. Troviks vei 2–4, 6 and 8–10.
Construction of the three buildings will begin on 1 June 2026. According to the plan, the building near 8–10 and 18 will be completed in August 2027, and the buildings near 2–4, 6 and 8–10 will be completed in January 2028.
Drilling of energy wells
We will drill energy wells at each of the three new buildings. Progress depends on ground conditions. The drilling will cause significant noise.
Other consequences
The construction project will result in periods of significant noise and dust. There will be traffic to and from the construction sites. Access may be reduced at times, but it will always be possible to reach all buildings. There will also be light from the tower cranes.
There will be short periods without water and power when the new buildings are connected to the existing water supply and electricity grid. These will be announced in advance.
Working hours and noise
Working hours are Monday - Friday between 07:00 and 17:00. Noisy work outside these hours, and particularly noisy activities, will be notified separately in advance.
Noisy construction projects
Full renovation of Olav M. Troviks vei 34–36
From 2 January 2026 we will set up fences and containers around Olav M. Troviks vei 34 – 36. The renovation work will begin in full on January 15, 2026 and is scheduled to be completed in September or October 2026.
We will put up scaffolding around the building, replace windows, and renovate the entire building inside.
There will be a lot of transport to and from the building. Access to neighbouring buildings may be reduced at times, but it will always be possible to reach all buildings.
Working hours are Monday to Friday between 07:00 and 17:00. The work will cause significant noise.
Full renovation of Olav M. Troviks vei 46 - 48
We will begin the renovation works on July 1, 2026, and plan to complete the works by January 2027.
We will put up scaffolding around the building, replace windows, and renovate the entire building inside. Bicycle parking at Olav M. Troviks vei 46-48 will be closed off and will be part of the construction site from July 1, 2026.
There will be a lot of transport to and from the building. Access to neighbouring buildings may be reduced at times, but it will always be possible to reach all buildings.

Events
Kringsjå is a social and lively student village, with plenty of opportunities to meet new people. Events are regularly organized for those who live in the student village, such as an open-air cinema in the autumn and the lighting of the Christmas tree in December.
Public transport
The subway station at Kringsjå has frequent departures, and will take you to Oslo city center in 15 minutes. There are several bus routes and a night bus close to the student village.
Study room
There is a study room with wireless internet access located in Olav M. Troviks vei 70. You can use your keycard to enter the room. Opening hours are every day between 07:00 - 23:00.
Parking for car, bicycle and strollers
You can find bicycle parking in the student village.
From 7 April 2026, the small car park will be closed. The large car park will be closed at a later stage during spring 2026. We will provide more information about parking when this is ready.

The parking garage at Olav M. Troviks vei 30 D is not covered by the parking agreement. If you wish to park here, different rates apply compared to elsewhere in the student village. Tenants of the student village can purchase a parking agreement for the garage to a discounted price. You can find more information about prices and parking in the APCOA FLOW app. The garage is open from 06:00 to 24:00.
Some buildings have separate rooms or sheds where you can put a stroller. If you don't have access to this, you must keep the stroller in your own home or storage room.
Fitness center
The gym Kringsjå Athletica is located centrally in the student village.
Laundry
There are two common laundies at Kringsjå:
Building 24: Use the entrance on the side of the building.
Building 70: This laundry is wheelchair accessible.
