Tenancy Contract

The tenancy contract describes the terms for renting with SiO Housing. You will find the current tenancy contract and attachments at the bottom of this page.

Contract

If you receive an offer for accommodation, you will receive an email informing you that your contract is available on My page.

If you wish to accept, you must sign and upload the contract within the deadline stated on the offer you have received. Otherwise the offer will be passed on to the next person on the waiting list. It is not possible to transfer your contract to someone else.

By signing the contract you are confirming that you have read and accepted the appendices. These are listed on the bottom of this page.

If you change your mind and don’t want the housing after all, it is important that you contact SiO Customer Service as soon as possible to find a solution.

My contract expires, but I want to continue living here

If you wish to continue living here after your tenancy contract expires, you need to apply for a new contract. If your contract lasts until July 31, we will usually send you an offer to apply for a new contract a few months in advance. If your contract expires on other dates, please remember to apply on your own.

Contract expires 31 July

If your tenancy contract expires on July 31, you will in most cases receive an offer to apply for a new tenancy contract. We usually send out the application invitation around April.

The deadline to apply for a new tenancy contract is May 1st. If you do not apply by the deadline, you will not be prioritised on the waiting list and must move out when your contract expires.

The application form for a new contract will be available on My page, and you will receive information by email in good time about how to proceed.

In order to get a new contract, there are specific criteria that you must meet. You can learn more about these criteria in our allocation rules.

Contract expires another date

If your contract expires any other date, you are responsible for applying for a new contract yourself. We recommend that you do this well in advance, and no later than three months before your contract ends, in line with your notice period.

To apply, submit a new housing application for the same housing type you are currently living in. Choose the desired contract start date for the day after your current contract expires. Also, include a comment in the application stating that you wish to continue living in your current accommodation.

If your don't apply within the deadline, you need to move out when your contract expires.

Terminate your contract

If you want to move before your contract expires, you need to terminate your contract on My page. Your termination notice is 2 or 3 months, depending on what is agreed in your tenancy contract. The termination is counted from the 15th or the last day of the month.

From April 7, 2026 the termination notice for all new tenancy contracts will be 3 months.

Example of notice period

  • Your housing has a three-month notice period.

  • Today is January 17.

  • Your current contract lasts until July 31.

What will the notice period be like?

From January 17, you must count at least three months ahead, that is until April 17. This means that the first date you have the opportunity to terminate your apartment will be April 30.

You can also choose to terminate on later dates, for example, May 15, May 31 and so on until your contract expires on July 31.

Remember that you must move out no later than 12:00 daytime on the day you terminate the contract.

Can I move out earlier and not have to pay rent for my whole contract period?

You can choose to move out earlier, but you still have to pay rent for the duration of your contract. This means that if you have terminated your contract for April 30, you must pay rent for the whole month of April, even if you choose to move out on April 16.

Disputes

The parties shall, as far as possible, seek to resolve disputes in an amicable manner. If such an agreement is not reached, the tenant may submit the case to the Rent Disputes Tribunal and the the Consumer Authority for handling.

The parties agree to adopt the property’s legal venue in any dispute arising out of the tenancy.

Tenancy Contract and Appendix 1

The rental contract and the annexes contain important information about the rental period, rent, maintenance, rules and guidelines for using the accommodation. When the contract is signed by both parties, and approved by SiO Housing, the contract is binding for both you and SiO. For those of you who are going to move into student housing, it is therefore very important to read and understand these documents well before you sign them.
