Friend Housing
This housing type is suitable if you want to live with a friend. You rent the entire flat and can sublease the other bedroom to a friend who is also a student.
Responsibility
As the applicant and the one signing the tenancy contract with SiO, you take on a lot of responsibility. You are liable for the actions of your subtenants, for ensuring the rent is paid, for complying with the contract with SiO, and you will be responsible as the landlord for your subtenants.
Subleasing
To add you subtenants to your application, you need to download this form, fill it out, and send it to us.
Please remember that all subtenants must be approved by SiO. They must also be students and meet the criteria in our Allocation regulations.
You may sublease the other bedrooms for the entire period you are living in the flat, regardless of the usual six-month limit for subleasing.
We recommend that you sign sublease contract. Here you can find a sample sublease contract you may use.
Agree in advance
Before you apply and sign a contract, it's especially important that you discuss your expectations with each other. It’s a good idea to write down what you agree on.
Who will have the tenancy contract with SiO?
How do you split the rent?
Can everyone afford to pay their share of the rent?
What happens if someone suddenly can’t pay?
Or if someone causes damage and you receive a compensation claim from SiO?
What if someone wants to move out? Or go on exchange?
How will you divide up household chores and buy shared items like cleaning supplies or toilet paper?
How often is it OK to have guests, and should this be agreed in advance?
How will you raise concerns if problems arise?
It’s not uncommon for conflicts to arise when moving in with friends. This is often because you have different expectations and haven’t talked things through beforehand.
Furniture
There is a closet in each of the bedrooms, but otherwise the flat is unfurnished.
Kitchen
These flats have a simple kitchen, with space for a dining table and chairs. The kitchen layout may vary somewhat.
Appliances
The housing comes with a stove and refrigerator. A dishwasher is not included, and it is not possible to install one either.
Bathroom
The flat has a bathroom with a sink, toilet and a shower.
Laundry
You will get access to the common laundry facilities. Read more about laundry and prices here.
It is not possible to install your own washing machine in your residence.

There is a storage unit inside the residence.
Construction projects at Bjølsen
Replacement of windows
We are replacing all the windows in Bjølsen Student Village. We started in October 2024, and we plan to complete the project in autumn 2025. We are doing this to reduce heat loss, improve indoor climate, and significantly decrease energy loss. This will contribute to making the residences more sustainable.
Working hours and noise
The working hours are between 07:00 - 17:00. There will be noise in the student village throughout the period, and residents will be especially affected by the noise when work is being carried out in their own building.
External scaffolding will also be used, and containers with windows will be placed outside the entrance areas.
We plan to spend one day replacing windows in each residence, and another day at a later time for completion of the work.

The floor plan is only intended to be an illustration of the layout of the flat. It is not measurable and deviations may occur.
Unfortunately, we do not have photos of this flat.
Rent
The rent includes electricity/energy, heating, internet, stairwell cleaning, water, and hot water.
Tenants must provide their own router or network cable to connect to the internet.
Please note that the price is adjusted on August 1st each year.
The stated price applies to students who meet the criteria in our Allocation regulations. For other tenants, there will be an additional 20% added to the rent.

When renting student housing through SiO, the Tenancy Act §11-2 on student housing applies. This means you have fewer rights as a tenant, compared to renting other types of housing.
